Just saw the most excellent duplex!

I just saw the most excellent duplex in Quincy. It’s in really really good shape, and if I have a housemate it’s in my price range (albeit with a smidgen of stretching). (With a lot of stretching, I might be able to handle it by myself for a while.) It has the lion’s share of the yard, with a deck and a garage and a large driveway. It has a basement and lots of storage space. I can forgive it the vinyl siding.

It’s further from the T than I wanted, almost as far as my current place is, but a much nicer walk with good sidewalks.

It might still, but my first offer wasn’t accepted. I’d consider making a more attractive offer if/when we have an offer on the place we’re selling, but the house I saw today is much more appealing as a living space, even if it would be a 15min walk from her place. And I think it’s considerably better as an investment than a 1BR condo. And it’s more flexible, because depending on my finances of the moment and my friends’ needs, I can have a housemate or not.
